As a trusted and certified fire door business serving clients across London and the South East, we understand the critical importance of fire safety, and the need to comply with fire door legislation. At FD Inspections, our certified inspectors specialise in fire door inspections to ensure your doors meet legal requirements and are fit for purpose in the event of a fire.
Why do I need to have my fire doors inspected?
Under current regulations, namely the Regulatory Reform (Fire Safety) Order 2005, and the Fire Safety (England) Regulations 2022, it is a legal requirement for the ‘Responsible Person’ to ensure all fire doors are checked at least every 12 months in most non-domestic and multi-occupancy residential buildings. The ‘Responsible Person’ is usually the landlord, building manager, or business owner. Contractors are also responsible for all new fire doors installed to be inspected and certified that they meet compliance. Neglecting this duty can result in:
-
Legal liability in the event of a fire
-
Invalidated insurance
-
Fines or enforcement action
Regular inspections help identify issues caused by wear & tear, misuse, vandalism or poor installation, all of which could compromise the buildings fire protection.
How often should fire doors be inspected?
High-traffic areas (e.g. corridors, fire doors in communal areas) - every 3 months
Standard commercial buildings - every 6 months
Residential blocks / flats - every 3–6 months
Schools, hospitals, care homes - every 3 months minimum
After any damage - immediately
Multi occupancy residential buildings communal areas - every 3 months
Multi occupancy residential buildings individual flat entrance doors - every 12 months minimum
