    Fire Risk Assessments

Clear, practical fire risk assessments for landlords, businesses, and property managers

Under the Regulatory Reform (Fire Safety) Order 2005 (FSO), the 'Responsible Person' for all non-domestic properties and residential properties with shared common areas, has a legal duty to ensure that a fire risk assessment is carried out and reviewed on a regular basis. The fire risk assessment identifies fire hazards, the people at risk and what precautions are required to keep them safe.

The assessment will consider the following:

    • Persons at risk - staff, vistitors, young persons, disabled persons, persons that are sleeping

    • Sources of ignition - electrical equipment, cooking equipment, heating equipment, deliberate fires, smoking

    • Sources of 'fuel' for a fire - hazardous materials, storage of materials & waste

    • Means of escape - exit routes, emergency lighting, fire doors & compartmentation, signage

    • Fire detection & alarms

    • Fire fighting equipment - fire extinguishers, sprinkler systems

    • Fire safety management - training, procedures, record keeping

Although detailed, the findings of the assessment are issued in a clear and easy to understand report, along with practical guidance and ongoing support.
